Auction Location: The Silo Event Center, 110 John Rives Road, Hopkinsville, KY 42240

Pre-Bidding Begins: 10/25/2023 @ 12:00 PM CT; Pre-Bidding Ends: 11/02/2023 @ 4:30 PM CT

Conduct of the Auction: This property will be offered in twenty-eight (28) individual tracts or combinations. The property will be sold in the manner resulting in the highest total sale price.

Seller’s Acceptance: Property will sell with the high and final bid(s) subject to the seller’s approval.

Acceptance of Bid Prices: All successful bidders will be required to enter into Purchase Agreements and sign electronically via DocuSign following the close of the auction. Purchase Agreements are available for review prior to the auction. I hereby comply with all terms of this sale and signing and performing in accordance with the Real Estate Purchase Contract if I am the successful bidder.

Buyer’s Premium: There will be a 10% Buyer's Premium added to the final bid and will be included in the total sales price.

Taxes: 2023 taxes will be prorated between Buyer(s) and Seller(s) at closing.

Down Payment: 10% as down payment on the day of the auction with the balance in cash at closing on or before closing or before 45 days. The down payment may be in the form of cashier’s check, personal check, or corporate check.  Down payment is not refundable. Your purchase is not subject to financing. If winning bidder is an online bidder, the down payment must be wire transferred or delivered by check by 11/3/2023 at 5 PM.

Closing: The closing will take place on or before 45 Days which is December 18th, 2023.

Possession: Possession will take place at closing.

No Contingencies: This Real Estate contract is not contingent on or subject to Buyer’s financing, appraisal, survey or inspections of any kind or any other contingencies as agreed to by bidders at registration prior to bidding.

YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.
